What Is a Spec Construction Loan?

“Spec” is short for speculative: you’re building the home before you have a buyer, betting your market knowledge against carrying costs. A spec construction loan funds that build for a business entity (almost always an LLC) — it is strictly business-purpose lending. If you plan to live in the home, you want a consumer construction loan instead; that’s a different product with different rules, and we do those too.

Spec financing differs from consumer construction lending in the ways that matter to a builder: speed (decisions targeted within one business day of the appraisal), draw mechanics (same-day draws are possible), and underwriting that’s driven by your track record — not your tax returns.

The Part That Changes Your Cash Flow: $0 Monthly Payments

Search “what’s the monthly payment on a $300,000 construction loan” and you’ll find calculators assuming you pay interest every month of the build. On this program the answer is zero. The pay rate is 0.00% — interest accrues simply (no compounding, no “Dutch interest” charged on the full commitment), and everything settles at maturity when the home sells.

Why that matters

A builder running three $300K projects at 9% pays roughly $6,750/month in interest at a typical bank — out of operating cash, before a single closing. Here that cash stays in your business: covering subs, materials, and the next lot. For a spec operation, the 0% pay rate isn’t a perk — it’s working capital.

And if you own the lot, subordinating your land equity can push leverage to 100% of construction cost — you bring the dirt, the loan brings the build.

Who Qualifies — the Honest Version

  • An entity, not a person. LLCs primarily. No owner-occupants — full stop.
  • Real building experience. The floor is around two sold homes in the last decade. First-ever build? Talk to me anyway — there are partnership and fix-and-flip on-ramps that build the resume.
  • A real market. At least 3,000 people within 3 miles and a flat-to-growing population. Most of Marion County and Central Florida’s growth corridors clear this easily.
  • A clean background. Fraud convictions and material misrepresentation are disqualifiers; recent foreclosures, BKs, or supplier delinquencies drag your tier down rather than auto-decline.
